Redhays Holiday Cottages (effective 15th March 2024)
Our Agreement with You
When you submit a booking, you will receive an automatically generated booking summary and confirmation by email to the email address you provide in the booking form. This immediately forms a contract between us.
The Rental Property
The rental property is only to be used for the purposes of holiday during the period booked and not for any other purpose or period of time. There is no relationship created of Landlord and Tenant between the parties. You shall not be entitled to a new tenancy, or to any assured short hold or assured tenancy or any statutory protection under the Housing Act 1988 or other statutory security of tenure now or at the end of the rental Period.
Prices displayed are per cottage for up to the maximum number of people shown per cottage. The cottages may be occupied only by the guests named on the booking form. Visitors may not use the leisure facilities at Redhays (unless prior consent is given). We reserve the right of entry to the cottages at any time and to cancel the booking without refund, if additional guests stay in the cottages.
Payments
If your arrival date is more than 30 days away, a non refundable deposit of 25% of the booking total is required. The deposit will only be refunded according to the cancellation conditions.
If your arrival date is less than 30 days full payment is required.
Full booking balance must be paid 30 days before arrival. If it is not paid 7 days after our reminder email is sent the booking will be cancelled with no refunds.
A refundable housekeeping bond is due upon booking.
£150 for Oak Tree Cottage, £250 for The Old Dairy and £350 for Pheasants Roost cottage.
This will be refunded following your stay providing the cottage is vacated on time and left in a clean and tidy condition, without any damage or breakages. In some circumstances we may require a larger security deposit at our discretion.
Cancellation Condtions
If you cancel up to 30 days before arrival, you will receive a refund of any monies paid less the 25% deposit. If you cancel within the 30 days before arrival, the cancellation fee will be the total price of the reservation. If you don’t show up, the no-show fee will be the same as the cancellation fee. Any cancellation must be made as soon as possible. We strongly advise that you take out holiday cancellation insurance as a safeguard, along with travel insurance for illness (including Covid-19) and for a requirement to self-isolate or shield, as these remain your risk and do not give rise to a right to cancel or to receive a refund as per our normal terms and conditions.
Non -availability of accommodation as booked
We would only cancel your rental if the accommodation was unavailable for reasons beyond our reasonable control (e.g. fire, flood, exceptional weather conditions, and damage/destruction). We would attempt to offer you alternative accommodation, however if this was either not possible or not acceptable to you then we would refund to you all monies paid for the rental. Alternatively you can take a voucher for 110% of the value to allow you to rebook, at your convenience, for a stay to commence within 1 year. Our liability to you would not extend beyond this refund. No additional compensation, expenses or costs will be payable.
General Conditions
Heating, electricity (charges can be made for excessive use), bed linen and towels (for cottage use only) are included in the price. Guests should bring their own swimming/beach towels.
Please remove shoes before entering the house.
Please lock the doors and close the windows when you leave the property unoccupied.
Please make sure you switch off lights, heating or any electrical appliances when you go out – we’re an eco-friendly holiday home.
Fireworks, Chinese lanterns, firepits, candles and portable BBQ’s are prohibited
A starter pack for the wood burning stove in Pheasants Roost, is included in the rent (during colder periods). Additional baskets of logs are available at £5 each, or guests are welcome to source their own dry/seasoned logs.
Wireless Internet is provided for light access only, for accessing emails and surfing the Internet. Mobile phone signal is patchy. As guests, you agree to reasonable and lawful usage.
Domestic electric vehicle chargers are not suitable for use at the property and are strictly forbidden. You are liable for any damage or loss suffered by us due to your unauthorised use of domestic chargers.
The owners reserve the right to close facilities at any time for maintenance or repair.
Damages and Breakages
Please report breakages, spillage or damage immediately. The owners reserve the right to charge for breakages/damage. Payment of the security deposit does not limit guests’ liability for repair of damage or additional cleaning
Party Size
No parties, workers or commercial bookings allowed.
Under no circumstances may more than the maximum number of persons (excluding infants), as stated on our website, occupy a property except by prior agreement.
Website
We make every effort to ensure that the information and accommodation descriptions contained on our own and other web sites are accurate. We do however reserve the right to make small changes and we accept no liability for inaccuracies.
Smoking
All cottages and the pool room are strictly non-smoking/vaping. Failing this, we reserve the right to levy a cleaning/replacement charge of £250 minimum for extensive cleaning if the accommodation has been smoked in.
Pets
Well behaved dogs (under 30kg and over 12 months) are accepted by prior arrangement upon booking, at £25 per dog per stay, one dog in Oak Tree Cottage and two dogs in Pheasants Roost, no dogs are allowed in The Old Dairy. No XL Bully dogs allowed due to insurance purposes. Dogs must never be left alone in the cottages or allowed in the pool room at any time. Dogs must not go into bedrooms, upstairs or sit directly on any cottage furniture. If your dog is likely to jump onto furniture, please bring clean covers for the cottage furniture. Dog towels are not provided, guests are to bring their own. Pet hairs should be removed from carpets, furniture and all other areas before departure. Dogs must be kept on leads in the grounds of Redhays Holiday Cottages and poop must be scooped. For multiple cottage bookings, £25 covers one dog being in one cottage only. If you arrive with a non-booked or badly behaved dog, arrangements will need be made with kennels etc for the rest of your stay, or you will be asked to vacate immediately and no refunds will be provided.
Arrival
To ensure that there is sufficient time to clean and prepare your accommodation, we ask that you should arrive after 4 pm.
Departure
Cottages must be vacated by 10.00am on day of departure. This is to ensure that there is sufficient time to clean and prepare the accommodation for our next guests.
Cottages should be left clean and tidy on departure, as found on arrival. Failing this, we reserve the right to levy a cleaning charge. Some groups tend to move crockery between cottages (when eating together) please replace it how you found it. Also, furniture should be replaced to how it was found. There is a £25/ hour charge for us to sort items.
Please sign out of any TV accounts as we will not be liable for any unauthorised future costs.
Liability
The owners shall not be liable for any loss or damage or personal injury (whether consequential or otherwise) to any property which you or any other person may suffer or sustain arising from the use of Redhays Holiday Cottages and its facilities and grounds. The owners will not be liable for any inconvenience, annoyance, loss or damage (whether consequential or otherwise)
Non-compliance with the house rules will be considered as a breach of the terms and conditions of the rental agreement. We reserve the right to terminate the booking with immediate effect and without a refund if guests do not abide by the rules
Cars are parked on the premises at your own risk.
House Rules
Redhays is not a party venue and is best suited to families and couples wanting a quiet retreat who can adhere to some house rules to respect us and other guests.
No loud music is to be played inside or outside your accommodation, other noise should be limited between the hours of 10pm – 9am. Anti-social behaviour will not be tolerated
Swimming Pool
The swimming pool is unattended and operates on a rota basis, it is open from 9am – 1pm & 2pm – 7pm. For the safety of all users, use of the pool is subject to the rules and rota that are posted in the pool house and in each cottage folder, a copy is available on request if required. Children under the age of 16 must be supervised by an adult who can swim.
Use of the swimming pool is complimentary within the cost of your accommodation and therefore no refund can be given if not available due to circumstances outside our control.
Complaints
Please make any complaint known to the owners immediately, so they can be addressed straightaway. Please do not leave reporting any complaints until after your departure, as any unresolved disputes may be referred to arbitration.
Failure to abide by these terms and conditions means your holiday will be cancelled with immediate effect, resulting in being asked to leave immediately and no refunds will be given.
